The purpose of this page is to provide information you need to know. It will take some time to complete this page due to the volume of information, the volume of inquiries we have, the changes we've made over the last few years, and recent developments, so the one thing you need to know is that there is no easy button or short cuts to learning what you Need to Know in order to be successful in our business.

Which would you prefer? . . .

   It can take you 20 or 30 years by trial and error.

   Or It can take you as few as 7 to 10 years, if; you have the mind-set, work ethic, and advantages that we did years ago. (I doubt it)

    Or you can plug into The Process that we used and refined over 50 years and become productive in your first year, & knowledgeable, resourceful, & unconsciously competent within 2 to 5 years, learning and earning while you do it.

   But you do Need to Know that this is . . .

   I made a Commitment to the Sr. Founding Father when he retired in the 80's that as the Jr. Founding Father I would do what I could to keep the opportunity available for new Associates and new Clients for future generations since he an I had successfully gone from 2 people to a large successful organization 3 times previously using The Process.


   I'm retired and will not be building a team but I will still do deal review and teach The Process that leads to success to honor my Commitment.


  The first 2 times at bat since 2011 I struck out due to 2 bad choices, poor & changing conditions, a lack of time on my part, and a lack of commitment to assist in recruiting on the part of Associates, Advisors, & Clients satisfied with their current deal flow.

   We are currently in the 'bottom of the 9th inning' losing 2 to 0 with a count of 0 and 2 with 5 fouls in a row and no tie allowed.

   If you make it in and you are willing to work your success is all but assured when you learn The Process.

UPDATE January 2021

My wife Sandy fell down the stairs, dislocated her ankle, fractured it, (Pilon fracture) and broke 2 bones in her leg. (Tibia & Fibula)

She had emergency surgery and a subsequent surgery to put in plates and screws (see below) to permanently repair it. As a result she will not be able to put any weight on her right foot for 3 to 6 months and a full recovery can take up to 2 years.

That being the case my time is even more fragmented than it was before so bear with me.

Just what I need while we are still going through my mother in laws things since she passed and at the start of remodeling our kitchen.

I'll get through it, I always do.

UPDATE Spring Summer 2020 Backstory

My wife Sandy's sister is a flight attendant and unknowing contracted Covid19 and spread it to Sandy. I later developed the symptoms and Sandy and her mother both tested positive which lead to a hospital stay and a later transfer to a rehab facility in the Covid section for her mother.

Sandy and I went through a detox program and were able to rid ourselves of symptoms with only  a couple weeks of down time.

While Sandy's mother was in the rehab facility my middle daughter informed me my ex-father-inlaw (her grandfather) had a fall and was not doing well and was going into home hospice care.


UPDATE 9-9-20  Sandy's mother has been in a rehab facility for the last 3 weeks and we got the news today that she has taken a turn for the worse and will be sent back home on Friday for hospice care so the family can say their goodbyes so we will be unavailable for at least the next week to 10 days.


We got the call later in the day with a request to have immediate family come in Thursday morning to meet with her Dr. from Rush for an update and to make decisions since she is nearing the end.

At that meeting it was decided to bring her home Thursday so she could be comfortable and have family with her as she comes to the end of her journey here on earth so it was a very busy day that started again early Friday morning and I expect will continue all weekend because visits are no longer limited to 1 at a time or 15 minute maximums.

She was glad to be home and happy to see a parade of family and friends come to visit physically and via video calls. By Saturday morning she became less responsive and passed peacefully 12:36 AM Sunday with her 2 Daughters and first Granddaughter present.

Ironically my ex-father-in-law Joe passed away at 12;04 a.m. Sunday. (Grandparents day)

Both services are set for Wednesday 1 Morning and afternoon the other afternoon and evening. (it will be another long day)

It was a long day Wednesday and now we can begin the clean-up process.


So it looks like sometime late next week before I can do much of anything but I'm not the one that wants to build a team or take on new Clients.

The only reason we are recruiting is to provide an opportunity for new Associates to build teams and take on new Clients so if you are willing to step up and help out let me know. I need someone to contact some of the respondents for Recruiter, and Associate and set up a couple of Q&A & on boarding sessions I will facilitate.








Time has always been tight due to demand for what we do but for the last few years it has been impossible for Sandy and I.

Sandy's mother who is elderly, has OCD, Parkinson's, Stage 4 Cancer, and can no longer be on her own so Sandy & I are her primary caregivers so one of us can always be with her affecting our availability and ability to communicate reliably or timely.

We are praying with her new treatments she stays with us long enough to move into the new house we were planning on building.

We put the plans to build the house on hold until after Sandy has her next spinal surgery and has her back injury under control from her work accident in 2014 which we are hoping is before fall of 2020.

Now more than ever before it is imperative you get on the Anchor A Team or B Team before it's too late to gain first hand insight without taking years to develop it yourself.

This business is not meant to be all 'self serve' but while we are sorting things out go ahead and get yourself started we have a lot of material you need to catch up on, and we'll catch up with you as soon as we can. We hope you appreciate the need to be with family before business.

I'm done. I put in too much work over too many years neglecting my Clients & my family in the process. I will be spending more time with both. At my age and level of experience I am only going to invest time where it makes the most difference.

I will do 3 training classes to teach the next generation of leaders the simple secrets to The Process. Then I'm going back to retirement, manning my Deal or NO DEAL button post, doing my pet projects, and a deal for my long time personal Clients ONLY from time to time, and not taking on new Associates or Clients, that's the job for Associates and aspiring leaders.

So if you have aspirations of being a leader and cutting down your learning curve you better get in as a fully committed Associate before it's too late.

Learning from someone with first hand experience in The Process won't be available again until after the first couple of classes have obtained it first hand themselves, and then experienced it over time. So get in before it's too late.

I was 'volunteered' to be here and came out of retirement to do it and have been working longer and harder after retirement than my last 10 years before retirement primarily because I have always been an ardent advocate for our Associates and know what it takes, & where the bumps are that can slow you down if not avoided.

I also know that our other people that possess the required knowledge of The Process are not willing to take time away from retirement to do it. But don't mistake my kindness for weakness, just ask Sandy who swore almost 40 years ago she would never work for me again. (we're married 38 yrs) I have a big heart, big expectations for people, but a low tolerance for laziness, incompetence, poor performance, & lack of initiative.

Obviously I'm not doing this for the money because not only have I not earned any in the last 9 or 10 years while setting up the infrastructure, I've been paying for most of it and turning down requests from long time Clients. If it was about the money I'd just do a few apartment building or shopping center deals for my long time Clients each year instead of making the Associate opportunity possible for you and the next generation.

The Associate opportunity makes it possible to Make A Difference for more people and that is the Mission we're on.

The Process is not meant to be a self serve process but I do not have the time to talk to you one on one as there are far too many of you but I will make myself available for some Q&A's & trainings and to facilitate 2 masterminds  inside our community once you get on the inside.

What you see in the Program Organization Chart above is 50 to 60 person Organization for 1 Program. This is the proven model we have worked with since the mid 70's where we started with 4 Program Directors under 1 Executive Program Director and operated with military precision in a system called The Process which is what we now need to replicate and the first 3 classes will be moderated by Joe who learned The Process in the mid 70's and quickly became proficient at it which you can do quickly too when you gain his insight if you can get in to his mastermind for The Process before it is too late.
