   We're real estate investors who completed thousands of deals and successfully retired from the Commercial Real Estate & Mortgage Banking business but not from doing deals. We have many Associates & Clients that have been with us over 25 and 30 years, most are retired now but many still do deals to this day.

Our currently (and quietly) advertised open roles are below. Since we have always worked predominantly 'By Referral Only' we rarely advertise for Associates, and we virtually never advertise for Clients since Clients find us by referral and usually stay for years, and since an Associate is required to become a Client, our existing Associates are quite satisfied with their workload and income level, they are not hungry for more so there is not much point to advertise.

 

   In 1982 Congress decided to allow banks to incorporate "the “DUE ON" SALE" clause in most mortgages.


   This effectively slammed the brakes on buyers' and sellers', stopping them from doing real estate transactions with existing loans.


   It FORCED the payoff of the existing loan - and required buyers to either pay for the property in full or get new financing from the dirty little banks to complete the sale.


   The banks could control the purchase and sale of most real estate and do what was in THEIR best interest - - instead of letting the buyer and seller do what was best for them.


   But a few smart people understood the legal system enough to know there was still one (and only one) way to bypass the “due-on-sale” clause safely and legally.

 

   We have the benefit of that knowledge, and it's that kind of specialized knowledge that can benefit Clients that brings them in and allows them to choose to stay. You can join them.
